Duties
Essential Functions/Typical Tasks
- Operation and management of computerized energy management system.
- Develop and maintain building and grounds budget for all programs.
- Approve the paying of bills related to building & grounds.
- Develop and maintain projected repair or replacement schedule for each building – Updated annually.
- Conduct regular inspections of all buildings for repairs, safety and housekeeping purposes.
- Provide a monthly summary report for the Business Manager.
- Supervise custodial staff and annually evaluate them with the building Principals.
- Working with the Building Principal, interview and recommend the hiring of custodial staff.
- Supervise the care and upkeep of buildings, grounds, equipment and records.
- Supervise the maintenance of grounds and gardening work around buildings.
- Specify and maintain an inventory of custodial supplies, equipment and supplies.
- Supervise the periodic testing of electrical and mechanical components and controls to ensure their safe operation.
- Establish a regular preventative maintenance program for the HVAC systems.
- Assume the responsibility of maintaining a safety and security system in each building.
- Schedule and supervise private contractors who are performing jobs for the district.
- Develop and maintain vacation schedule for custodial staff.
- Report monthly Buildings and Grounds Committee meetings.
- Supervise and establish fire drills, tornado drills and crisis drills and maintain records for each building.
- Maintain an effective Crisis Plan.
- Serve as the designated person maintain asbestos management plan.
- Maintain an effective safety and HAZMAT training program for custodians.
- Maintain Bloodborne Pathogens Exposure Control Plan.
- Maintain a functional inventory of all district equipment.
- Develop and schedule mail runs.
- Develop specifications for work to be done or equipment to be purchased and work with the Business Manager to advertise publicly for sealed bids when required.
- Supervise snow removal at all buildings.
- Develop schedule for summer cleaning of buildings.
- Determine the number of summer workers needed and secure manpower needed.
- Maintain all buildings in compliance with the Americans with Disabilities Act (ADA).
- Maintain district vehicles.
- Maintain contracts for services in building, i.e. security systems, fire protection, inspections.
- Establish and maintain the Integrated Pest Management Coordinator (IPM program).
- Model non-discriminatory practices in all activities.
- Perform other duties as assigned by the Superintendent and/or the Business Manager in accordance with school district policies and practices.
- Requires the ability to learn routine and non-routine maintenance methods, procedures and equipment usage. Must be able to follow oral and written directions and have the ability to get along with and lead buildings and grounds staff members.
- Candidate must possess good moral character and must undergo a criminal background investigation in accordance with Illinois statutory requirements.
PHYSICAL DEMANDS/REQUIREMENTS: Work is typically performed driving, walking or standing. The work includes, but is not limited to stooping, kneeling, crouching, reaching, pulling and lifting. Director must be able to lift objects weighing up to approximately 25 pounds frequently and up to approximately 75 pounds occasionally. The environment may expose the employee to potentially hazardous substances. Work is subject to inside and outside environmental conditions, extreme temperatures, noise and hazards. Vocal and written communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for preparing and analyzing written or computer data, determining the accuracy and thoroughness of work and observing general surroundings and activities. Director is in daily contact with teachers, students, administration, the general public and other work related personnel. The position requires the abilities to coordinate and prioritize work activity, use a computer for energy management, email, spreadsheet and word processing tasks. Director must handle complaints, express a service-oriented attitude, communicate effectively and work with limited supervision.
Terms of Contract: Twelve month contract
Qualifications
Preferred Qualifications:
- College or University Degree
- Management experience
- Certified or licensed in one of the skilled trades
Required Qualifications:
- Must demonstrate knowledge of building maintenance and custodial procedures along with a basic understanding of heating, air conditioning, electrical, plumbing systems and controls
- Must demonstrate ability to supervise custodial staff and work harmoniously with administrative and teaching staff.
